Michigan's freeze-thaw cycles, clay soil expansion, hydrostatic pressure, and settling are the primary causes. Most hairline cracks in poured foundations are normal and can be sealed. Diagonal, horizontal, or stair-step cracks may indicate structural movement.
Not all cracks are equal. Vertical hairline cracks in poured concrete walls are common and usually just need sealing to prevent water entry. Horizontal cracks, bowing walls, and large diagonal cracks may indicate structural problems requiring reinforcement. We'll give you an honest assessment.
